Estate Services & Service Charges

You will normally have to pay a service charge if you live in a house or flat that has use of a communal area or where there are annual servicing contracts in place such as cleaning and garden maintenance.

A service charge is the charge made for the provision of a service which is payable by the resident towards the costs of these services, which can include general maintenance repairs or improvements.

It also covers other charges or costs, including some administrative or management costs.  Usually you will receive an annual update informing you of the service charge applied to your property and a break-down indicating what is included in the amount paid.

These will be based on what we expect the expenditure to be for the upkeep of the internal and external common areas of your scheme.

We will provide services which:

  • Are necessary for good management.
  • Are at the request of our residents following consultation.
  • Are required to meet our legal obligations.
  • Represent good practice

ClwydAlyn Cleaning Service

From 1st May 2017 ClwydAlyn will be completing the communal and window cleaning services for our residents.

ClwydAlyn is committed to keeping our residents informed and this includes the following downloadable resources:

Link Cleaning Specification - This document was developed following extensive consultation with resident panels and the property management teams in order to design a specification which is affordable and offers excellent quality for the resident

ClwydAlyn are working on having a section on the resident’s portal or on this website which will give you all the information about when operatives have attended your scheme, the work completed and the date of the next visit. We are hoping to achieve this through the use of a QR code, which will be placed in a prominent location in the communal areas. The operatives attending will scan and complete a form detailing the work undertaken so you are kept informed at every stage.

ClwydAlyn had an audit conducted in 2015 to review the success of the cleaning provision. Residents pay for this service through their service charge.
