We are in the process of writing to all our residents to let them know about an important update to their occupation contracts. Should you have any questions about these updates, we wanted to share relevant information with you.

What is the occupation contract update about?

The Welsh Government has introduced new legal protections for people renting their homes in Wales. These changes came into force on 1 June 2026 and apply to all landlords. As a result, we are required to update occupation contracts to reflect these new legal rights.

What is changing?

The update introduces new protections to make sure:

  • People are not treated unfairly because they receive benefits, and
  • (where applicable) people have clearer rights for children to live in or visit their home

All our residents will receive information which explains the changes in detail, specific to their type of contract.

What does this mean for our residents?

These changes are automatically applied by law and residents do not need to do anything.

Existing contracts continue as normal, with only these updates added. The rights of our residents are being strengthened and clarified, not reduced.

What are the next steps for residents?

All residents are asked to read the information we have shared with them. Then keep it in a safe place alongside their occupation contract, in case it is needed for future reference.

What to do if you have further questions

Sometimes legal documents can feel complex or concerning, and bearing this in mind, some residents may like our help understanding the information or have questions about the update.

We have prepared some FAQs (see below), which have been sent out alongside the documentation, which may be helpful. We are also able to provide information in other formats if needed.

If the answer to a specific question can’t be found in the FAQs below, our customer service colleagues are prepared with all the information to answer any questions. We encourage any residents who would like more information to get in touch with us in the usual way.

Residents can also contact their housing officer for clarification on any of the information.
